One of the many strategies we employ, is reducing the risk exposure for our clients from fully appreciated real property assets, into assets with lower downside risk.
Foreclosures are properties that have been reclaimed by the lender because of missed payments by the owner of the property. These properties can be purchased for 20% or more below market value because of the difficulties in acquiring them, and because there is value in the property represented by the appreciation since the loan was made when the home was bought, and the down payment made by the original owner.
We maintain a daily list of foreclosures for the entire Bay Area, and have access to data nationwide. If there is interest from one of our clients to pursue this strategy, we will take the time to research the market comparables, the note/mortgage being foreclosed on, and other necessary items to insure there is no downside risk in the purchase.
